Providing a new on-campus medical building for private practice physicians at
competitive rental rates in a highly competitive medical leasing market was the goal of Waukesha Memorial Hospital. The site was difficult to develop due to the tight physical constraints of the hospital campus. In addition, a new main entrance, cafeteria, and parking structure had to be designed and constructed to successfully accomplish the project. Throughout design and construction, the hospital continued to operate and provide the high level of service the community had come to expect.
Oversight of architectural design and construction management was necessary.
Attracting physicians in private practice and negotiating market leases was critical to the success of the project. Establishing and maintaining budgets and schedules was a significant responsibility. Multiple hospital departments required coordination in order to successfully incorporate their services into the project. State and local approvals were necessary in order to proceed with the project. Irgens performed this work while keeping the Board of Directors and senior managers of the hospital current with the project status.
Upon completion, Irgens oversaw start-up operations and continues to manage the
project including physician leasing. |
