A lease option served as a financing mechanism for the construction of this project which was ultimately purchased by the physician group client. The project involved merging two practices, and required orchestrating mutually satisfying terms including location, financing, timing, etc.
Patience and sensitivity were required to understand the significant changes and decisions each physician was facing.
The project was a success from a medical practice standpoint as well as a real estate standpoint, achieving 95% occupancy upon completion of construction. The medical facility was an anchor for the future development of an entire office park. Expansion after completion met consumer demand for services. |
