GE Healthcare Research Park

After a competitive regional search for a new site to locate three GE Healthcare divisions, the company selected Irgens’ proposal for a new building to be developed and owned by Irgens on 25 acres in the Milwaukee County Research Park. Irgens was able to compete for the project because the team put together a creative and complicated financing package that includes a long-term ground lease, 1st mortgage conventional financing, 2nd mortgage through the city, private equity, TIF and New Market Tax Credits. The building was designed to be a showplace for GE Healthcare’s products and services and includes 506,125 rentable square feet of Class A office space, a 1,575-stall structured parking ramp and 750-stall surface parking lot. Construction began in the fall of 2004 and was completed in December of 2005. GE Healthcare holds a long-term lease with Irgens for the site and the building currently successfully services more than 2,000 GE employees.
