This large suburban office building came on the market after the single occupant decided to down-size its corporate headquarters and divest itself of this real estate holding. Irgens Development Partners, LLC formed a joint venture with the Medical College of Wisconsin to acquire the building. The joint venture successfully completed with other investment groups for the rights to acquire the project. One of the challenges was to negotiate a sale-lease-back arrangement with the seller in a short period of time. Irgens generated and implemented the acquisition and redevelopment budget of the $20 million project. The College leased a floor in the building from the joint venture. Irgens manages and leases the entire project, including the first floor, which houses an assortment of multi-tenant office users.
